DEVELOPMENT APPLICATIONS ARE NOT DIFFICULT.
Most people get nervous about putting together a development application. It is understandable as often it is the result of an investment in real estate of significant value. At Suburban Town Planners, we like to set up your development application (DA) for an approval. Phil Mudge has become skilled at development applications through his time on a suburban council as the Chairman of the Councils Development and Environment Committee and as well the Councils Landscape Management Committee. Phil works with Melissa Neighbour who has an Honours Qualification in town planning, as well as a graduate Diploma in Project Management.
Let us break down the process for you. The first meeting is usually on site. The constraints of the site, if any, are assessed and potential impacts on adjoining properties are considered. Usually at this meeting Phil will have the architect attend, and any other consultants who will have a significant input into the DA plans and documents. The first aim is to ensure the DA plans, while complying with the Council local environment and development control plans, achieve our clients vision of their proposal. However, if it can be demonstrated that minor variations do not impact on the amenity of the adjoining properties, but rather improve the amenity of the subject property, then it is not always necessary to comply with the development control plan.
It is a good idea to show the neighbours your plans prior to lodgement. Neighbours appreciate this, rather than receiving a notification in the mail. At these meetings, you can ask the neighbours for a letter of support. This always makes it easier for Council officers to support your application. The more letters of support for your application the better. However, if you are compliant with the Council
development control plan, there should be no need to address Council.
Depending on the level of interest in your development application from neighbours and whether neighbours intend to object about your DA, Phil or Melissa will apply to address the Council where they will point out the compliance with the development controls and any non-compliances, and why these non-compliances are reasonable.
Phil’s philosophy with DAs is be reasonable. Do not exceed the controls if you are still going to achieve a good outcome. Show you are considerate to neighbours and work with Council Officers to achieve a mutually acceptable development.
By following these philosophies your development application will be approved within a reasonable time frame and achieve a very satisfying result.
