Phil Mudge was introduced to me by a highly respected now-retired architect. My need was to convert a small company title building to Strata.
The legalities and requirements to undertake are a “minefield” and require knowledge, skill, process, plus good communication in simplistic form. CONVERSION OF APARTMENT BUILDING FROM COMPANY TITLE TO STRATA TITLE, Balmoral Beach, NSW “
I was the Chairman of a Company which owned 6 units in an apartment building, circa 1935, on Balmoral Beach. Each unit was owned by respective shareholders.
The shareholders decided to convert the building to strata apartments, principally to increase their value and marketability. Phil Mudge was recommended by a very experienced, highly regarded Architect. We were also aware that Phil had been Deputy Mayor and Chairperson of Manly Council development and environment Committee for 3 years and had many years’ experience in all facets of property.
Phil completed the strata application with the Mosman Council and lodged the approved strata plan with the Land Titles Office for registration in an efficient and comprehensive manner. He dealt with any fire regulations and Building Code of Australia matters that arose. As well, our building encroached on the adjoining property. Phil organised the appropriate easement to cover this encroachment, otherwise, the building could not be strata titled until the encroach was registered at the Land Titles Office.
Phil completed the whole process by personally attending to the conveyancing of each unit from company title to strata title thus saving the shareholders a significant amount. He ensured that zero stamp duty was paid by personal attendance at the Stamp Duties Office’
Of course, it goes without saying that we would recommend Phil for any Town Planning and similar matters.

RURAL SUBDIVISIONS – SYDNEY
Phil Mudge and I teamed up several years ago to complete rural subdivisions for clients in The Hills District. I am a Registered Surveyor residing in the Hills District. These rural subdivisions have a minimum area of 4000 square metres per lot and require a team of consultants to compile the development application.
Phil is the Project Manager/Town Planner for these projects. This involves coordinating the consultants, who comprise an ecologist, bush fire consultant, effluent management consultant, arborist, civil & drainage engineer, and waste and contamination consultants. Phil does the Town Planning for the project and compiles and lodges the development application.
He then liaises with Council through the approval phase.
We have completed successfully three rural subdivision and have two others in Council or ready to lodge. I can thoroughly recommend Phil for his overall knowledge about developments, his diligence and his particular his ability to negotiate with Councils when issues arise.
